What Expert Groundworks Covers on a West Cornwall Site

Groundworks is everything that happens on a site between clearing it and building on it: site clearance and strip out, excavation to formation, muck away, drainage runs, foundations, and the setting out that fixes every level above them.

It is the stage that decides whether the rest of the programme runs. Ground is the one part of a project nobody can see until it is opened up, and what comes out, rock, made ground, an unrecorded service or standing water, changes the sequence.

Site clearance and strip out

Vegetation, hardstanding, redundant slabs, old foundations and abandoned services taken out, and the plot brought back to workable ground. Where a structure comes down first, it runs under the same contract as demolition and structural strip outs.

Muck away and material management

Arisings loaded, hauled and tipped, with waste segregated for recycling, or kept and reused on site where levels allow. On the St Ives wall the arisings stayed on site, which took wagons off a tight lane.

Excavation and dig to formation

Bulk dig, reduced level dig, trenches and pits taken to bearing strata. Excavation contractors earn their keep at formation, and west Cornwall gives up granite and Blue Elvan shallow, so rock is priced at the dig, not found at the pour.

Foundations and setting out

Setting out to the architect's and engineer's drawing, strip and trench fill foundations, pads, ground beams and pile caps, with reinforcement fixed to schedule so loads reach the ground safely, as Building Regulations Part A requires.

Drainage, soakaways and attenuation

Matt Richards owns and runs Cornwall Civils & Construction from Newlyn. Mason by trade, then working foreman, then site manager across groundworks and demolition. He led the 45 metre reinforced concrete retaining wall at St Ives as director and machine operator, assisted on Jubilee Pool, and carried out a cliffside restoration on 65 piles.

Groundworks Across West Cornwall

We work from Newlyn, so most of our groundworks sits across the Penwith peninsula and the towns around Mount's Bay. The 45 metre retaining wall was at St Ives, and our address is in Newlyn. We work as far east as Falmouth. We are on sites in Penzance, Hayle, Marazion, St Just, Camborne, Redruth and Helston regularly. Groundworks companies are usually one link in a chain; we carry the demolition before it and the build after it.

Recent work includes the dig for the 45 metre reinforced concrete retaining wall at St Ives, cut into a stepped hillside where Blue Elvan hard rock came up at base level and was packed out before installation. Also a cliffside restoration on 65 piles, and 26 metres of soakaway installed in stages.

We do not publish rates, because groundworks is priced against the ground in front of it: what comes out, where it goes, and what is built back. You get a written quote after a site visit, setting out:

the extent of clearance, strip out and any demolition
excavation depths, formation level and how arisings are handled
drainage runs, connections, soakaways or attenuation included
foundations, reinforcement and concrete to the drawing
the conditions that would change the price, such as unforeseen rock, buried services, made ground or standing water

The visit and the quote are free. If the scope changes on site, you get that in writing before the work starts.

What does groundworks actually include?+
On our contracts it runs from a cleared plot to the point another trade can start: site clearance and strip out, excavation to formation, muck away or reuse of arisings, drainage, foundations, setting out and oversite. Where demolition comes first or concrete follows, both sit under the same contract.
Do you handle site clearance and muck away too?+
Yes, and they are usually the first items priced. Clearance covers vegetation, hardstanding, redundant slabs, old foundations and abandoned services. Muck away covers loading, haulage and tipping, with waste segregated for recycling. Where levels allow, material is kept and reused on site, cutting lorry movements on narrow lanes.
Can you work on tight or restricted-access sites?+
Yes, and a good share of our work is exactly that. The cliffside restoration ran on a one ton dumper because nothing larger could reach it, and the St Ives dig was cut into a stepped hillside with the arisings kept on site. Access and haulage are settled at the survey.
Do you do groundworks for extensions?+
Yes. Extensions are one of the most common groundworks packages we price for homeowners, and the discipline matches a new build on a smaller footprint: setting out from the existing structure, foundation trenches to the depth the ground and the loads require, existing drainage located and connected, and formation ready for building control.
How long does a typical groundworks package take?+
There is no standard duration, because the ground sets it rather than the calendar. What drives it is the clearance and demolition first, the dig volume and how far the muck travels, the depth to bearing strata and whether rock is in it, drainage connections, winter weather, and the inspections due before the next stage.
Do you work to an engineer's spec?+
Routinely. Structural work is delivered to the architect's and structural engineer's drawings, including reinforcement schedules, cover, concrete grade and setting out dimensions, and we have worked under an external structural engineer's direction. Send drawings and any ground investigation information at quote stage, so the sequence is priced against real information.
