Expert Groundworks and Drainage in Hayle

Hayle does not sit on the same ground as the granite towns either side of it, and a foundation or a soakaway here has to answer to what is actually under the plot. We open it up and find out first.

Specialist Groundworks and Foundations for Hayle Estuary and Towans Ground

Groundworks in Hayle varies more over a short distance than anywhere else on this stretch of coast.

Copperhouse, Foundry, North Quay, the Towans and the villages behind them are not one ground condition. Blown sand and dune, silt near the estuary, and made ground where two centuries of industry filled, quayed and reworked the waterfront: the town sits inside the Cornwall and West Devon Mining Landscape World Heritage Site for good reason, and that history is under the plots as well as around them. A hundred metres can change what a foundation has to be, which is why BS 8004, the code of practice for foundations, is a matter of proving the bearing stratum rather than assuming it.

The estuary decides the water. It is a protected tidal system, so where surface water is allowed to go is part of the design and not an afterthought, and a soakaway only works where the ground will actually take it. With harbour regeneration and new build plots still coming forward around Phillack, Angarrack, Gwithian and Connor Downs, that pairing, an unknown ground profile and a fixed drainage strategy, is the Hayle job in one sentence.

What we do here

Our Groundworks, Drainage and Construction Services in Hayle

Most Hayle enquiries start below ground level, and several of the villages around the town are off mains drainage.

Groundworks

Site clearance, excavation to formation, muck away and foundations, with the dig used to prove what the plot actually sits on before anything is built back.

Concrete services

Foundations, slabs, formwork and steel fixing to the engineer's design.

New builds and renovations

Extensions, renovations and new build plots, taken from cleared ground to finished structure.

Drainage solutions

Foul and surface water runs, land drainage and attenuation, designed around where the water is permitted to go rather than where it is easiest to send it.

Soakaways

Soakaway design and installation on ground that has been tested rather than assumed, sized to the area it has to serve.

Septic tanks and treatment plants

Installation and replacement for properties off mains drainage in the villages around the town, including the groundworks either side of the tank.

Why Hayle Developers and Homeowners Choose Cornwall Civils & Construction

One contract across clearance, groundworks, drainage and buildThe same contractor holds the programme all the way through, so nothing on a Hayle plot stops while two firms agree whose scope it was.

A director who prices the job and then digs itMatt Richards runs the site and operates the machine, so what was allowed for at the quote is known first hand on the day.

Recent work

The Groundworks and Drainage Work a Hayle Site Asks For

Hayle work starts below ground: foundations taken to a stratum that has been proved, soakaways where the ground will take water, and surface water routed away from the estuary rather than into it. The nearest comparable work is elsewhere in west Cornwall, including 26 metres of soakaway installed in stages and three attenuation tanks built into the St Ives retaining wall scheme.

Cornwall Civils have been working on a complex external works package for our project in St Ives. Their works have included an extensive concrete retaining wall, in-situ concrete stairs and an in-ground modular drainage system.

Cornwall Civils handled a tricky concrete shuttering, steel work, and pour for us on an emergency job. They stepped in at very short notice and worked through nights and weekends to get it done. The quality of their work was excellent, and their commitment was outstanding.

Questions

Frequently Asked Questions

Do you cover Phillack, Angarrack, Gwithian and Connor Downs?+
Yes. Hayle itself, Copperhouse, Foundry, North Quay and the Towans side are all covered, along with Phillack, Angarrack, Gwithian and Connor Downs. Several of those villages sit off mains drainage, so an enquiry that starts as groundworks often turns into a drainage one. Give us the postcode and the stage the site is at.
How quickly can you get to Hayle?+
Hayle sits on the run between our base at Newlyn and the towns inland, so it is regular working ground rather than the edge of the map. What sets your start date is the site and the programme, not the journey. Matt books the visit around the working week and carries it out himself. Storm and emergency work is the exception and is phoned in.
Do you install soakaways and surface water drainage in Hayle?+
Yes. On Hayle ground it is one of the first questions a plot raises. Building Regulations Part H asks for surface water to be taken to a soakaway or infiltration system in preference to a watercourse, and to a sewer only where neither of those is reasonably practicable. Whether that is achievable on your plot depends on what the ground will accept, which a percolation test establishes before anything is designed or dug.
Who will actually be on site?+
You deal with Matt Richards throughout: owner, sole director and machine operator, with 23 years in construction behind him. Where a job needs a drainage specialist or a propping contractor, one is brought in by name from a partner network built over fifteen years, working under our contract.
