A private coastal residence at Looe sat on a cliff site with complex geology. Two of the conditions that make a foundation difficult were present at the same time. The ground varied, and the site fell away.
Ground that changes across a plot cannot be taken on trust from a single trial hole, and a steep site removes the easy answer of digging wider and deeper until something firm turns up. On a site like that, how the building will be founded is the second question. The first is how a rig, a machine and a working gang reach the point where the first question can be answered at all.
So the site set the order of the job before it set the specification. A working area had to exist, strong enough to carry the plant that would form the foundations, and it had to be built out of a slope in stages. Only then could the piles go in.
Expert Bored Piling, Built Off a Staged Working Platform
The working platform came first, and it was built in stages as the ground allowed. Each stage gave a stable, level area to work from, and each stage became the position the next one was cut and built from.
A piling platform is a designed structure rather than a flat piece of ground. Industry guidance on working platforms for tracked plant, published by BRE as BR 470, treats it as an engineered layer that has to be designed, installed and maintained to carry the rig standing on it and the forces that rig develops while it works. On variable ground on a slope, that layer has to be proved as it is built rather than assumed from the drawing.
The foundations were then formed with a bored piling rig. Bored piling forms each pile in the ground instead of driving a preformed pile into it. A shaft is bored down to depth, the spoil is brought out, a reinforcement cage is lowered into the open bore, and the concrete is cast in place against the ground itself.
That is the system reached for where the competent strata sit deep, where the ground changes from one part of a site to another, and where a trench or strip foundation would have nothing dependable to bear on. On a site with complex geology it earns its place twice over. Every bore is a record of what is actually underneath, so the ground is proved across the site as the piling advances rather than inferred from the handful of holes taken before anyone arrived.
